EXECUTION AND ORDER OF SALE

LAYTON LAKES COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
CLIFFORD FOXWORTH, et. al., Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 25th day of July, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 17th day of September, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, as follows:
The principal sum of $7,332.45, plus accruing assessments of $310.00 quarterly or such greater or lesser amount as the Association may assess in the future until all amounts due and owing under this Judgment are paid in full; For interest at the rate of twelve percent (12%) per annum from the date of this Judgment; For all reasonable costs and attorneys’ fees incurred by Plaintiff after entry of this judgment in collecting the amounts listed in this Judgment, plus costs of Sheriffs Sale, together with a foreclosure of Plaintiffs lien against the Defendant, on the following described real property, to-wit:
LOT 3, OF LAYTON LAKES PARCEL 9, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 835 OF MAPS, PAGE 15, AND AFFIDAVITS OF CORRECTION RECORDED IN DOCUMENT NO. 2007-1216495 AND DOCUMENT NO. 2007-1333726, OF OFFICIAL RECORDS.
AKA: 4568 S Mcminn Drive, Gilbert, Arizona 85297.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 23rd day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
