EXECUTION AND ORDER OF SALE
In The Superior Court of the

IN AND FOR THE COUNTY
OF MARICOPA
COLDWATER RANCH COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
TYRE SHAW II and SHANON SHAW, husband and wife, reputed owners; BLACK CORPORATIONS I-V; RED LIMITED LIABILITY COMPANIES I-V; and WHITE PARTNERSHIPS I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of August, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 18th day of March, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Tyre Shaw II and Shanon Shaw, as follows:
Awarding Plaintiff a principal sum in the amount of $3,048.00; Awarding Plaintiff taxable costs against the Defendants in the amount of $1,001.06; Awarding Plaintiff reasonable attorneys’ fees against the Defendants in the amount of $1,640.00; Awarding Plaintiff post-judgment interest against the Defendants at the statutory rate of 7.5% until the entire Judgment (which totals $5,689.06) is paid in full; Including any payments received on or after March 18, 2025 which total $375.00 credited upon the Judgment balance (thus leaving a Judgment balance of $5,314.06), plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to wit:
Lot 92, of COLDWATER RANCH UNIT 1 & 2, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 880 of Maps, Page 25.
AKA: 12128 West Range Mule Drive, Peoria, Arizona 85383.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 23rd day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
