EXECUTION AND ORDER OF SALE

CHANDLER PARC CONDOMINIUM ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
L3 CAPITAL PARTNERS LLC, et. al., Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 25th day of July, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 9th day of July, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, as follows:
The principal sum of $3,753.00, together with interest thereon at the rate of 12% per annum according to Article 7, Section 7.4 of the CC&Rs from the date of this Judgment until paid; For Plaintiff’s costs of Court in the amount of $1,050.23, and reasonable attorney’s fees in the amount of $2,634.00, according to Article 10, Section 10.14 of the CC&Rs, plus interest on all costs and fees at the maximum per annum rate allowable by law at 8.5% per annum from the date of judgment or accrual after judgment, until paid; That plaintiff has an assessment lien in the amount of $3,753.00, and that such amount may be collected through a sheriff’s sale of the Property, including Monthly assessments, late fees, and collection charges that shall accrue from the date of this judgment until the time of sale, plus costs of Sheriffs Sale, together with a foreclosure of Plaintiffs lien against the Defendant, on the following described real property, to-wit:
Unit 165, of CAMBRIC COURTS PHASES 1, 2 AND 3, A REPLAT, according to Book 533 of Maps, Page 45 records of Maricopa County, Arizona, and Declaration of Condominium and Covenants, Conditions and Restrictions for Cambric Court 2000 Condominiums recorded in Document No. 2001-0003643 and First Amendment to Declaration of Condominium recorded January 6, 2006 in Document No. 2006-0025095 which among other amendments contained therein, renames said condominiums as “Chandler Parc Condominiums” Together with a proportionate interest in and to the common areas, as set forth in said declaration and as shown on the plat of said condominium.
AKA: 1287 N Alma School Rd 165, Chandler, Arizona.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 23rd day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
