In the event of a no sale for lack of bidders, there shall be a provisional second sale date which shall be held on the 6th day of November , 2025 as at 10:30 under ORC 2329.52(B) the following described real estate, to wit:

CORNER ON THE EAST LINE OF BOWERS AVENUE; THENCE NORTH 00 DEGREES 32 MINUTES 48 SECONDS EAST, 24.56 FEET ALONG THE EAST LINE OF BOWERS AVENUE TO THE TRUE PLACE OF BEGINNING, CONTAINING 0.0216 ACRE. Said premises appraised at $75,000.00 and cannot be sold for less than two-thirds of this amount.
TERMS OF SALE: The purchaser will be responsible for the costs, allowances and taxes that the proceeds of the sale are insufficient to cover; remainder due upon confirmation of sale.
I did also want to bring to your attention the ad that was sent to us to fill in for dates of sale and appraisal amount did not list the deposit required by Real Auction. Based off of the appraisal amount of 75,000.00 a 5,000.00 deposit would be required.

**Also, please note, due to House Bill 390, a 2nd sale date is now required on the sale ad if there is no bid on the first sale.
In addition, the required deposit down on the day of sale is as follows:
If the appraised value is:
$1 to $10,000 deposit = $2,000.00
$10,000.01 to $200,000.00 deposit = $5,000.00
$200,000.01 and over deposit = $10,000.00
