Situated in the City of Newark, County of Licking and State of Ohio
Being a part of Lot Number One (1) in the Third Quarter of the Second Township in the 11th range of the United States Military Lands, and being part of the real estate conveyed by Grace B. Wooles, widow, to Elmer C. Burris and Lillian B. Burris by deed dated September 28, 1953, and recorded in Volume 453, at page 219, of the Deed Records of Licking County, Ohio, the real estate hereby conveyed being more particularly bounded and described as follows:
Beginning for a point of reference, at the intersection of the West line of O'Bannon Avenue with the North line of McKinley Avenue, said point of beginning being marked by an iron pin;
Thence West, for a line of reference, along the South line of the real estate conveyed to said Burrises as aforesaid on the North line of McKinley Avenue, 125 feet to a point for a corner, marked by an iron pin;
Thence West, continuing along the South line of the real estate conveyed to said Burrises as aforesaid on the North line of McKinley Avenue, 90 feet to a point for a corner, marked by an iron pin;
Thence North, parallel with the West line of O'Bannon Avenue, 124 feet to a point for a corner, marked by an iron pin;
Thence East, parallel with the North line of McKinley Avenue, 90 feet to a point for a corner, marked by an iron pin;
Thence South, parallel with the West line of O'Bannon Avenue, 124 feet to the point of beginning: containing 256/1000ths of an acre, more or less.
Subject to all valid and existing zoning laws, ordinances and regulations, to any valid and existing building and other restrictions and conditions of record, and to any valid and existing easements of record.

Terms of sale: Cash or bank check. Deposit at time of sale as follows: $2,000 if appraisal is $10,000 or less. $5,000 if appraisal is from $10,001 thru $200,000, $10,000 if appraisal is greater than $200,000. Remaining balance to be paid within 30 days from the date of confirmation of the sale.
If there are no bidders at said sale, a subsequent sale is scheduled to take place on said website, on the 6th day of November, 2025, at 10:30, without regard to said minimum bid requirement, but subject to section 2329.21 of the Revised Code relating to costs, allow-ances, and real estate taxes.
