By virtue of the above stated Writ to me directed and delivered, I shall expose for sale by public venue and sell to the highest bidder on Tuesday, 10/28/2025, at Two O'Clock in the afternoon, prevailing time, at the Passaic County Court House, Hamilton Street, Paterson, that is to say:
The property to be sold is Borough of Hawthorne, County of Passaic and State of New Jersey.
Commonly known as: 86-90 LINCOLN AVENUE;
Tax Lots 23 & 24 in Block 20
Dimensions (approx.): 50 x 140 ; 50 x 140
Approximate Upset: $1,200,000.00, plus any additional advances, interest, sheriff's costs and commission to the date of sale
Occupancy status: Unknown
Amount Due for Taxes: As of July 10, 2025, the third quarter taxes for tax year 2025 are due and owing in the amount of $Undetermined: There is also due and owing an outstanding tax sale certificate, number 23-0002, in the original amount of $35,567.27 against Lot 23, Block 20 and a tax sale certificate number 23-00003, in the original amount of $9,182.87, against Lot 24, Block 20, plus subsequent taxes, interest and charges. The sale is subject to any unpaid taxes and assessments, tax, water and sewer liens and other municipal assessments. The amount due can be obtained from the local taxing authority.
All interested parties are to conduct and rely upon their own independent investigation to ascertain whether or not any outstanding interest remain of record and/or have priority over the lien being foreclosed and, if so, the current amount due thereof. **lf the sale is set aside for any reason, the purchaser at the sale may be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the mortgagor, the mortgagee or the mortgagee's attorney. As the above description does not constitute a full legal description, said full description is annexed to that certain mortgage recorded in the Office of the Clerk of Passaic County in Book Z18483 at Page 201, et seq., Paterson, New Jersey, and the Writ of Execution on file with the Sheriff of Passaic County.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
