NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the Planning Board of the Township of Ocean will hold a public hearing on Monday, October 27, 2025 at 7:00 p.m., at Municipal Building, Public Meeting Room, 399 Monmouth Road, Oakhurst, NJ 07755. The purpose of the hearing will be to investigate and determine whether the area hereinafter described meets the criteria for an area in need of redevelopment pursuant to N.J.S.A. 40A:12A-5 and should be designated as such an area. Said area, consisting of the property designated as Block 1.22, Lots 33 and 34 on the Township’s tax map and commonly known as 1213 West Park Avenue and 1211 West Park Avenue, respectively, in Ocean Township, NJ, encompassing approximately 3.11 total acres. Said area is improved with single-story, wood-frame buildings operating as a senior residential care facility.
PLEASE TAKE FURTHER NOTICE that you are privileged to participate in said public hearing to present any and all objections or support you may have and any other general comments relative to the Planning Board’s investigation as to whether such area should be designated an area in need of redevelopment. The resolution of the Township Council authorizing and directing the Planning Board to undertake this investigation, the area in need of redevelopment investigation report prepared by CME Associates and a map depicting the boundaries of the proposed redevelopment area are on file with the Township Clerk and the Planning Board at Municipal Building, 399 Monmouth Road, Oakhurst, NJ 07755 and all are available for inspection during normal business hours. Said documents are also available on www.oceantwp.org.
PLEASE TAKE FURTHER NOTICE, after the review by the Planning Board at the hearing described herein, a finding by the Township Council that the above-described area, or a portion thereof, constitutes an area in need of redevelopment shall operate as a finding of public purpose and shall authorize the municipality to exercise all powers under the New Jersey Local Redevelopment and Housing Law, excluding the power of eminent domain. A redevelopment area so designated shall be referred to as a “Non-Condemnation Redevelopment Area.”
