NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated September 24, 2014, executed by JAMES CHALMERS DAVIS, III conveying certain real property therein described to RESOURCE TITLE CONNECT, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS BENEFICIARY, AS NOMINEE FOR REVERSE MORTGAGE SOLUTIONS, INC. DBA SECURITY 1 LENDING, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded October 1, 2014, in Deed Book 7167, Page 5849; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to PHH Mortgage Corporation; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on November 4, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:

CALLAWAY, DATED 6/1/92), RUN THENCE, NORTH 41 DEGREES 23 MINUTES 20 SECONDS EAST FOR 908.67 FEET TO AN IRON PIN; RUNT THENCE, NORTH 85 DEGREES 38 MINUTES 05 SECONDS WEST FOR 930.97 FEET TO THE IRON PIN MARKING THE POINT OF BEGINNING; RUN THENCE, NORTH 85 DEGREES 38 MINUTES 05 SECONDS WEST FOR 448.88 FEET TO AN IRON PIN ON THE EAST LINE OF MIDWAY ROAD; RUN THENCE, ALONG THE EAST OF MIDWAY ROAD, SOUTH 13 DEGREES 00 MINUTES 38 SECONDS WEST FOR 409.65 FEET TO AN IRON PIN; RUN THENCE, SOUTH 79 DEGREES 36 MINUTES 34 SECONDS EAST FOR 555.78 FEET TO AN IRON PIN; RUN THENCE, NORTH 00 DEGREES 50 MINUTES, 42 SECONDS WEST FOR 465.26 FEET BACK TO THE IRON PIN MARKING THE POINT OF BEGINNING, SAID TRACT CONTAINING 5.00 ACRES MORE OR LESS.

Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
