By virtue and in execution of the Power of Sale contained in a certain mortgage given by Lynne Weliver, by and through her Power of Attorney David E. Weliver and David Weliver to Acton Medical Investors, LLC, d/b/a Life Care Center of Acton, dated May 9, 2021 recorded or filed at Worcester County Registry of Deeds, Worcester District in Book 65346, Page 344, covering 19 Bare Hill Road, Bolton, Worcester County, Massachusetts, and more particularly described in said mortgage of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 10 o’clock A.M. on the 30th of October 2025 at 19 Bare Hill Road, Bolton, Worcester County, Commonwealth of Massachusetts, all and singular the premises described in said mortgage,

Beginning at a point on the easterly side of Bare Hill Road, Bolton, Massachusetts, which marks the northwest corner of Lot B and the southwest corner of Lot A;
Thence: S. 67° 00' 20" E. 313.33 feet to a point;
Thence: S. 35° 36' 55" W. 205.86 feet to a point;
Thence: N. 76 00' 51." W. 302.00 feet to a point.
Thence: N. 27° 45' 18" ?. 41.99 feet to a point;
Thence: N. 30° 17' 45" E. 208.01 feet to the point of beginning.
Being:
Lot B as shown on a plan of land "Bolton, Mass." owned by David Crispen and John L. Crispen, dated September 18, 1978, planned by Clyde R. Wheeler, Inc., Old Bay Road, Bolton, Mass., Plan #20-917, recorded with Worcester District Registry of Deeds, in Plan Book 456, Plan 85.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in forces and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of five thousand dollars ($5,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Cohen Cleary, P.C., 122 Dean Street, Taunton, MA 02780 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
