(1), (2) and (3) of the Norwell Zoning Bylaw with a Shared Parking Plan under § 201-12.10. The project includes leased space within an existing structure with pre-existing site conditions. The applicant seeks approval to increase the size of the restaurant space from the current 2,525 gross square feet on the lower level by 2,012 square feet on the upper level to a total of 4,527 gross square feet with a separate take-out restaurant known as "Sparrell's" that will add 2,312 square feet for a total of 6,839 square feet.
