By virtue and in execution of the Power of Sale contained in a certain mortgage given by Patrick Sheehan and Lisa M. Sheehan to Bank of America, N.A., and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust, said mortgage dated October 7, 2008 and recorded in the Barnstable County Registry of Deeds in Book 23199, Page 199, said mortgage was assigned from Bank of America, N.A. to PMT NPL Financing 2015-1 by assignment dated January 11, 2017 and recorded with said Registry of Deeds in Book 30256, Page 3; said mortgage was assigned from PMT NPL Financing 2015-1 to PennyMac Corp. by assignment dated December 27, 2018 and recorded with said Registry of Deeds in Book 31773, Page 105; said mortgage was assigned from PennyMac Corp. to U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT by assignment dated February 20, 2019 and recorded with said Registry of Deeds in Book 31955, Page 341; said mortgage was assigned from U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust by assignment dated June 15, 2022 and recorded with said Registry of Deeds in Book 35243, Page 276; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 6, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and buildings thereon, in Yarmouth, Barnstable County, as shown as LOT 5 on a plan of land entitled "Single Family Cluster Definitive Subdivision off Brush Hill Rd ., Yarmouth Massachusetts (Barnstable County) Site Layout Plan", dated June 29, 2001, revised August 30, 2001, Subdivision File No. 2894B, prepared by BSC Group, 657 Main Street, West Yarmouth, MA 02673, said plan being recorded with the Barnstable County Registry of Deeds in Plan Book 567 Page 37, together with all right in common with others to use the roadways shown on said plan for all purposes for which roadways are commonly used in the Town of Yarmouth.
Meaning and intending the premises conveyed to the Mortgagor by deed dated October 7, 2008 and recorded with Barnstable County Registry of Deeds on even date herewith to which deed reference is made for title.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
The foreclosure and successful purchaser are subject to provisions and restrictions as set forth in the Local Initiative Program Affordable Housing Deed Rider appended to the Deed in Book 23199, Page 178, specifically at Pages 181-197
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
