NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Carolina Dias Gramacho to Mortgage Electronic Registration Systems, Inc., as nominee for Stearns Lending, LLC, dated April 17, 2018 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 70883, Page 445, as modified by a certain modification agreement recorded on November 3, 2022, and recorded with said Middlesex County (Southern District) Registry of Deeds in Book 80907, Page 403, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc. as nominee for Stearns Lending, LLC, its successors and assigns to Lakeview Loan Servicing, LLC, recorded on October 31, 2018, in Book No. 71825, at Page 81 for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 9:00 AM on November 10, 2025, on the mortgaged premises located at 20 Catalpa Street, Wakefield, Middlesex County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The land in Wakefield, Middlesex County, Massachusetts with the buildings thereon, known and described as Lots No. A and No. F along with the lot shown and identified as belonging to Curtis A. and Grace F. Carter, all as described on a "Plan of Land in Wakefield, Mass." dated February 25, 1967, Middlesex Survey Service, and recorded in the Middlesex South District Registry of Deeds, Book 11957, Page 46, being more specifically bounded and described as follows:
EASTERLY by Lots Band E, as shown on the aforesaid plan, eighty and 03/100ths (80.03) feet and forty-four and 25/100ths (44.25) feet;
NORTHERLY by land now or formerly of Salvatore and Sebastiana Garfi, seventy-three and 04/100ths (73.04) feet;
SOUTHWESTERLY by land now or formerly of Frank J. and Christine Luciana (Luciani), six and 76/100ths (6.76) feet;
WESTERLY by land now or formerly of Frank J. and Christine Luciana (Luciani), one hundred three and 27/100ths (103.27) feet; and
SOUTHERLY by Catalpa Street, sixty-four and 70/100ths (64.70) feet.
Containing a total of 7,493 square feet of land, more or less.
For mortgagor's(s') title see deed recorded with Middlesex County (Southern District) Registry of Deeds in Book 70883, Page 440.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
