PLEASE TAKE NOTICE, that pursuant to Article 9 of the Uniform Commercial Code, STEPHAN G. MARCELIN, Auctioneer, JOHN WILLIAM O’KEEFE, Auctioneer, or TERENCE GEE, Auctioneer will sell at public auction with reserve to the highest bidder, Outside the Westchester County Courthouse, 111 Dr. Martin Luther King Jr. Blvd., White Plains, NY 10601 on November 3, 2025 at 10:30 am, security consisting of 490 shares of PELHAMDALE MANOR CORP., in the name of MATTHEW MARGER, and all right, title and interest in and to a Proprietary Lease for Cooperative, located in a building known as and by the street address 117 ROBINS ROAD, NEW ROCHELLE, NEW YORK 10801, between MATTHEW MARGER as Lessee, and PELHAMDALE MANOR
CORP, as Lessor.
This sale is held to satisfy an indebtedness of the unpaid principal balance, interest, attorney fees, and advances through November 3, 2025, and to enforce the rights of the STATE OF NEW YORK MORTGAGE AGENCY (“SONYMA”), the "Secured Party", arising under a Security Agreement dated December 18, 1995, executed by and between MATTHEW MARGER and MARINE MIDLAND MORTGAGE ASSOCIATION The Secured Party reserves the right to bid.
The Co-op Apartment will be sold "AS IS", subject to open common charges, and possession is to be obtained by the purchaser.
