Pursuant to Writ of Execution issued in Case No. D-023-CV-24-013708. in the District Court for Wicomico County, Maryland, in accordance with MD. Rule 2-642, I have this 29th day of July, 2025, levied upon, seized and attached as Sheriff of Wicomico County, Maryland, all of the right, title, claim, estate and interest of Larry Meadows., (“Judgment Debtor”), in and to certain real property located at 231 Canal Park Dr., Unit A-101, Canal Woods One Condominium, Salisbury, Maryland 21804. Purchasers should be aware that they are purchasing the interest of Larry Meadows only. The described property will be sold subject to reservations of title, subject of liens of records, and all claims known and unknown. In order to obtain clear title, the cost of conveyance and outstanding senior liens, if any, must be paid by the purchaser. This notice of sale will be posted on a bulletin board in the vicinity of the courthouse door, for at least 20 days before sale.

In accordance with Md. Rule 3-644(b), I hereby give public notice that on November 12th, 2025, at the hour of 1:00 pm, I will offer for sale at public auction on the steps of the Courthouse of the Circuit Court for Wicomico County, 101 North Division St., Salisbury, MD 21801, all the right, title, estate, claim and interest of the Judgment Debtor, in and to the following real property:

ALL that lot of ground situate in the City of Salisbury, Wicomico County, State of Maryland, and described as follows, that is to say: BEING known and designated as Condominium Unit A-101, Building A, 231 Canal Park Drive, in Canal Woods Condominium as said Condominium and Unit are established pursuant to that certain Condominium Master Deed, By-Laws and Plans executed by Salisbury South, Inc., and recorded on June 28, 1974 among the Land Records of Wicomico County, Maryland in Liber A.J.S. No. 824, Folio 267, et seq.
SECOND: An undivided 2.2573% in general common elements described in said Master Deed and shown on said Plans during such time and only as long as Canal Woods condominium is not merged with another condominium as permitted and described in said Master Deed. If any such merger does in fact occur in said approved manner, then the aforesaid undivided 2.2573% shall be reduced as provided in said Master Deed, provided that, as provided in said Master Deed, said party of the second part shall at all times have not less than an undivided 2.2573% interest in the general common elements.
TERMS OF SALE: A deposit in the amount of five thousand dollars ($5,000.00) by bank cashier’s check or other form acceptable to the Sheriff’s Office of Wicomico County, will be required of the purchaser(s) at the time and place of sale. The balance of the purchase price shall be due at settlement by certified check with interest on the unpaid balance of the purchase price at the rate of ten percent (10%) per annum from the date of sale to and including the date of settlement. Taxes, water and all other municipal charges and liens owed against the Property that are not otherwise extinguished as a matter of law as a result of the Sheriff’s sale shall be the responsibility of the purchaser and shall be paid by the purchaser at settlement. The property sold will be subject to the Condominium Declaration and By-Laws.
The Property will be sold in an “AS IS” condition and without any warranties or representations, either express or implied, as to the nature, condition or description of the improvements. In addition, the Property will also be sold subject to all existing housing, building and zoning code violations, subject to all critical area and wetland violations, subject to all environmental problems and violations which may exist on or with respect to the Property, and subject to all matters and restrictions of record affecting the same, if any. The purchaser at the Sheriff’s sale shall assume the risk of loss for the above-referenced Property immediately after the sale takes place. It shall be the purchaser’s responsibility to obtain possession of the Property following ratification of the sale by the District Court for Wicomico County, Maryland and conveyance of the Property by the Sheriff to the purchaser. The Property will be sold subject to all senior liens and encumbrances, if any, and subject to all easements, conditions, restrictions, rights of redemption, covenants, such state of facts that an accurate survey or physical inspection of the Property might disclose, and agreements of record affecting the Property.
The purchaser shall pay at settlement all state and local transfer taxes, documentary stamps, recordation taxes and fees, title examination costs, attorneys’ fees, conveyance fees and all other incidental settlement costs. The purchaser shall settle and comply with the sale terms within fifteen (15) days following the final ratification of sale by the District Court for Wicomico County, Maryland. Time is of the essence.
In the event of default by said purchaser and at their risk and expenses, the Sheriff may declare the deposit forfeited and resell the premises. In such event the defaulting purchaser will be liable for payment of all costs and expenses of both sales. The forfeited deposit, less expenses, will be credited towards the judgment after final ratification. This sale will be final after ratification from the court.
The Wicomico County Sheriff’s Office, its deputies and employees, the Auctioneer, and the Judgment Creditor make no representations or warranties of any kind, express or implied, as to the ownership, condition, title, or fitness of the property or any improvements thereon for any particular purpose. The property is offered for sale ‘AS IS, WHERE IS.’ None of the foregoing parties shall be liable for any loss, damages, or claims arising out of or related to the sale or the property.
