Under and by virtue of the Power of Sale contained in a Security Deed given by Alison Jill Golden and Robert I. Golden to Mortgage Electronic Registration Systems, Inc., as nominee for Myers Park Mortgage, Inc dated June 30, 2010 and recorded on July 6, 2010 in Deed Book 362E, Page 516, Chatham County, Georgia Records, and later assigned to Federal Home Loan Mortgage Corporation, as trustee for Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2021-3 by Assignment of Security Deed recorded on April 4, 2023 in Deed Book 3061, Page 202, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Sixty-Four Thousand And 00/100 Dollars ($64,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on November 4, 2025 the following described property:
All those certain lots, tract or parcels of land lying, situate, and being in the County of Chatham, and State of Georgia, and being known and designated upon a map or plat of subdivision known as Grove Park made by S.P. Kehoe, JR., C.E., and recorded in Subdivision Map Book “A”, Folio 49, in the Office of the Clerk of the Superior Court of Chatham County, Georgia as all of Lot No. Ten (10),all of Lot No. Eleven(11), and the Eastern One-Half(1/2) of Lot No. Nine(9). Said lots and portion of lot hereby conveyed lying contiguous and having a combined frontage of One Hundred and Fifty (150) feet on the North side of Madrid Avenue (formerly First Avenue) with a rectangular depth Northwardly of One Hundred and Fifty (150) feet to a lane, and together being bounded: on the North by said lane, on the East by Marcus Place, on the South by Madrid Avenue, and on the East by Marcus Place, on the South by Madrid Avenue, and on the West by the Western One-Half of said Lot No. Nine (9), Grove Park Subdivision. Said having an address of 1130 Madrid Avenue, Savannah, Georgia 31406 and having Pin #20494-07007.
Less and except all those certain lots, tract or parcels of land lying, situate, and being in the County of Chatham, and State of Georgia, and being known and designated upon a map or plat of subdivision known as Grove Park made by S.P. Kehoe, JR., C.E., and recorded in Subdivision Map Book “A”, Folio 49, in the Office of the Clerk of the Superior Court of Chatham County, Georgia, as all of Lot No.11 and the Eastern 15 feet of Lot 10,Grove Park. Said lot and fractional lot having a frontage of 75 feet on Madrid Avenue, formerly First Avenue, a rectangular depth generally Northwardly of 150 feet, a width across the rear of 75 feet, and being bounded as follows: on the North by a lane; on the East by Marcus Place; on the South by Madrid Avenue, formerly First Avenue; and on the West by the Western 45 feet of Lot 10.
Subject to all valid easements, right-of-ways, covenants, and restrictions of record, if any.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Robert I.P. Golden or tenant(s); and said property is more commonly known as 1130 Madrid Ave., Savannah, GA 31406.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
