NOTICE OF DECISION City of Jersey City Planning Board PLEASE TAKE NOTICE that on October 7, 2025, the Planning Board of the City of Jersey City (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of GLC Jersey City LLC (the "Applicant") for preliminary and final major subdivision approval, and preliminary and final major site plan approval, along with ancillary bulk variance and design waiver/exception relief (the "Application") with respect to the property located at 125 Theodore Conrad Drive, Jersey City, New Jersey, and identified on the Jersey City Tax Maps as Block 23405, Lots 1.01, 2, 3, 4, 5, 6 and 7 (the "Property"). The Board granted the Applicant's application (Case No. P2024-0172) to subdivide the Property into two (2) lots ("Proposed Lot 1.02" and "Proposed Lot 1.03," respectively). The Board also granted the Applicant's application (Case No. P2024-0132) to demolish the existing site improvements and construct two (2) industrial buildings for warehousing and logistics use on the Property, with a building to be located on each of Proposed Lot 1.02 and Proposed Lot 1.03, along with related site improvements, including, but not limited to, landscaping and lighting infrastructure. The Board also granted the Applicant bulk variance and design waiver/exception relief in connection with the Application, including: (1) relief from the prohibition against parking fronting on a street, where parking will front along Theodore Conrad Drive and Morris Pesin Drive; and (2) relief from the requirement that the surface parking lot contain interior tree plantings of 1 tree per 10 parking stalls, where such trees will not be provided.
