Notice is hereby given that the City Council of Tuscaloosa will meet in the Council Chamber of the City Hall, at 5 o'clock, P.M., on Tuesday, October 21, 2025 for the purpose of considering the adoption of a certain amendment to the Zoning Ordinance of Tuscaloosa, Alabama, being a change in zoning classification as hereinafter set out, and for the purpose of conducting a public hearing in relation thereto. At such time and place, parties in interest, citizens and all persons who desire, shall have an opportunity of being heard in opposition to, or in favor of, the adoption of said amendment to the Zoning Ordinance.

Said proposed amendment is a change in zoning classification and an amendment to the Zoning Ordinance, which is set out in a proposed ordinance as follows, to-wit:

BE IT ORDAINED BY THE CITY COUNCIL OF TUSCALOOSA, as follows:
That the Zoning Map of Tuscaloosa, adopted as a part of the Zoning Ordinance of Tuscaloosa be, and the same is hereby, amended and the following zoning classification is changed and established as follows:
A part of the Southeast 1/4 of Section 1, Township 20 South, Range 10 West
Tuscaloosa County, Alabama
Part of the SE 1/4 of Section 1, Township 20S, Range 10W Tuscaloosa County, Alabama, said property being more particularly described as follows:
As the POINT OF COMMENCEMENT, start at a capped rebar found marking the Southeast corner of Lot 74G The Gates of Emerald’s Edge, as recorded in Plat Book 2024 at Page 257 in the Probate Records of Tuscaloosa County Alabama; thence run in a Southwesterly direction and along the South boundary of said Lot 74G for a distance of 304.47’ to a capped rebar set marking THE POINT OF BEGINNING of the property herein described; thence continue in a prolongation of the South boundary of said Lot 74G for a distance of 80.00’ to a 2” iron pipe found; thence with an interior angle of 110°27'16" to the right, run in a Southerly direction for a distance of 365.45’ to a capped rebar found on the City of Tuscaloosa Acquisition Line of Lake Tuscaloosa, said point also lying on the South boundary of said Lot 74G; thence with an interior angle of 10°47'15" to the right, departing from said Acquisition Line, run in a Northeasterly direction for a distance of 400.48’ to the POINT OF BEGINNING of the property herein described, at which point the interior angle of closure is 58°45'29", said property containing 0.31 acres, more or less.
The above referenced property being annexed into the City of Tuscaloosa under the original zoning of Single-Family Residential (SFR-1) District to be zoned Lake Residential (LR) District.
BE IT FURTHER ORDAINED that pursuant to Ala Act 2009-629 this Zoning prior to the effective date of the annexation of the subject property shall be null and void by operation of law unless the described property is annexed within 180 days of the initiation of the annexation proceedings.
