By virtue and in execution of the Power of Sale contained in a certain mortgage given by Lynn M Drouin to Mortgage Electronic Registration Systems, Inc., as Mortga-gee, as nominee for Pro-vince Mortgage Associates, Inc., and now held by PNC Bank, National Association, said mortgage dated March 4, 2016 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 55017, Page 82, as affected by a Loan Modification dated February 15, 2024 and recorded in the Worcester County (Wor-cester District) Registry of Deeds in Book 70264, Page 330; said mortgage was as-signed from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Province Mortgage Associates, Inc. to PNC Bank, National Association by assignment dated October 16, 2023 and recorded with said Registry of Deeds in Book 69765, Page 134; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 10, 2025 at 02:00 PM Local Time upon the premises, all and singular the premises de-scribed in said mortgage, to wit:
The land with the buildings and improvements thereon situated on the northwesterly side of Shrine Avenue in the Town of West Boylston, County of Worcester, Com-monwealth of Massachusetts, bounded and de-scribed as follows;
BEGINNING at a point in the northwesterly line of Shrine Avenue at the southeasterly corner of the herein de-scribed premises; said point being 73 feet more or less northerly from the terminus of a curve which connects the northwesterly line of Shrine Avenue with the nor-therly line of Davidson Road;
THENCE N. 62 degrees 16' 50" W. by land now or for-merly of Herman Lother, 103.07 feet to a point;
THENCE N. 39 degrees 47' E. by land now or formerly of Anthony A Meola, 106.25 feet to a point;
THENCE S. 69 degrees 31' E. by land now or formerly of said Meola, 105.95 feet to a point on the northwesterly line of Shrine Avenue;
THENCE S. 39 degrees 47' W. by Shrine Avenue, 100.00 feet to a point;
THENCE Southerly by Shrine Avenue and a curve to the left which has a radius of 250.0 feet, an arc distance of 20.0 feet to the point of BEGINNING.
CONTAINING 11,341 square feet of land and being shown on a plan of and in West Boylston dated June, 1956, and recorded with the Worcester District Registry of Deeds in Plan Book 217, Plan 78.

TERMS OF SALE: Said pre-mises will be sold and con-veyed subject to all liens, encumbrances, unpaid tax-es, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
