PUBLIC NOTICE
Please take notice that Warren Wright ("Applicant") has filed an application for development with the Borough of Barrington Planning Board of Adjustment ("Board") regarding real property located at 1016 Warwick Road and designated as block 113, lots 4 & 5 on the municipal tax map. The Applicant proposes to convert the existing two-story garage into an accessory dwelling unit (ADU) with approximately 587 square feet of living area. No changes to the footprint of the existing garage are proposed. Only the Applicant will occupy the ADU, and the Applicant's son and family will occupy the primary dwelling. Accessory dwelling units are a permitted use in the R-2 zone under section 360-15.1 of the Revised Zoning Ordinance of the Borough of Barrington, subject to certain requirements.
The Applicant seeks the following bulk variances:
Section 360-15.1(D)(3) – minimum setback for detached ADU: 20 feet from property line required; 4.8 feet existing and proposed (ENC);
Section 360-15.1(D)(13) – No window in an ADU that faces another residential property may be located within 20 feet of a property line; 4.8 feet existing and proposed (ENC); and
Section 360-17(A)(2)(c) – maximum height of detached garage: 16 feet permitted; approximately 16.5 feet existing and proposed (ENC).
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on October 27, 2025 at 6:00 p.m. in-person in the Borough of Barrington Municipal Building, 229 Trenton Avenue, Barrington, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Borough of Barrington Hall, 229 Trenton Avenue, Barrington, New Jersey and is available for public inspection during regular business hours.
