MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Sahan C. Sahin and Audra Sahin to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for IndyMac Bank, F.S.B., its successors and assigns, dated August 18, 2006 and recorded in Norfolk County Registry of Deeds in Book 24005, Page 101 (the “Mortgage”), which was thereafter confirmed by a Confirmatory Mortgage recorded at said Registry of Deeds in Book 26596, Page 138, as affected by a Loan Modification Agreement dated September 22, 2011, and recorded at said Registry of Deeds in Book 29208, Page 261 of which mortgage Deutsche Bank National Trust Company, as Trustee of the Home Equity Mortgage Loan Asset-Backed Trust Series INABS 2006-D, Home Equity Mortgage Loan Asset-Backed Certificates, Series INABS 2006-D, under the Pooling and Servicing agreement dated Sept 1, 2006 is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc. to Deutsche Bank National Trust Company, as Trustee of the Home Equity Mortgage Loan Asset-Backed Trust Series INABS 2006-D, Home Equity Mortgage Loan Asset-Backed Certificates, Series INABS 2006-D under the Pooling and Servicing agreement dated Sept 1, 2006 dated February 9, 2011 and recorded at said Registry of Deeds in Book 28611, Page 407, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 79 Plymouth Road, Bellingham, MA 02019 will be sold at a Public Auction at 12:00 PM on November 4, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Bellingham, together with the buildings thereon, situated on the Southwesterly side of Plymouth Road, shown as Lot No. 58 on a Plan entitled "Pilgrim Village at Bellingham," dated February 20, 1961, drawn by McCarthy Engineering Service, Inc., recorded with Norfolk Deeds as Plan No. 65 of 1964, Plan Book 216, bounded according to said plan as follows:
NORTHEASTERLY: by Plymouth Road, 85 feet;
SOUTHEASTERLY: by Lot No. 57, 141.18 feet;
SOUTHWESTERLY: by Parcel C, 85.00 feet; and
NORTHWESTERLY: by Lot No. 59, 141.18 feet.
Containing 12,000 square feet of land according to said plan.
Subject to and together with benefits of easements and restrictions of record, insofar as the same are now in force and applicable.
For mortgagor’s title see deed recorded with the Norfolk County Registry of Deeds in Book 22842, Page 468.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
