SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS on June 26, 2006, DEETRA J. KENNEBREW and ALVIN M. KENNEBREW executed a Deed of Trust to SCOTT R. HENDRIX, as Trustee, and Mortgage Electronic Registration Systems, Inc., AS NOMINEE FOR RENASANT BANK, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Hinds (First Judicial District) County, Mississippi, in DT Book 6521, Page 155 – and as Instrument Number 1031997; and
WHEREAS, Mortgage Electronic Registration Systems, Inc., AS NOMINEE FOR RENASANT BANK assigned said Deed of Trust to CitiMortgage, Inc. via an instrument dated October 19, 2012 and recorded in Book 7139, Page 7181 in the office of the Chancery Clerk of Hinds (First Judicial District) County, Mississippi; and
WHEREAS, Citimortgage, Inc. appointed Adams & Edens, P.A. as Substitute Trustee in place of the afore-mentioned original Trustee via an instrument recorded in Book 7162, Page 462 – and as Instrument No. 1445337 – in the Office of the Chancery Clerk of Hinds County, Mississippi; and
WHEREAS, Citimortgage, Inc. assigned said Deed of Trust to Federal National Mortgage Association via an instrument dated October 13, 2014 and recorded in Book 7167 Page 9940 in the office of the Chancery Clerk of Hinds (First Judicial District) County, Mississippi; and
WHEREAS, Seterus, Inc. as authorized subservicer for Federal National Mortgage Association appointed Michael Jedynak as Substitute Trustee in place of the afore-mentioned original Trustee and substituted Trustee via an instrument recorded in Book 7172, Page 6453 – and as Instrument No. 1482223 – in the Office of the Chancery Clerk of Hinds County, Mississippi; and
WHEREAS, the subject Deed of Trust and the Note secured thereby were modified via an instrument recorded in Book 7185, Page 6393 in the Office of the Chancery Clerk of Hinds County, Mississippi; and
WHEREAS, the subject Deed of Trust and the Note secured thereby were again modified via an instrument recorded in Book 7222, Page 6810 in the Office of the Chancery Clerk of Hinds County, Mississippi; and
WHEREAS, Federal National Mortgage Association assigned said Deed of Trust to Ajax Mortgage Loan Trust 2021-G, Mortgage-Backed Securities, Series 2021-G via an instrument dated November 2, 2021 and recorded in Book 7273, Page 5445 in the Office of the Chancery Clerk of Hinds County, Mississippi; and
WHEREAS, U.S. Bank National Association, as Indenture Trustee on behalf of and with respect to Ajax Mortgage Loan Trust 2021-G, Mortgage-Backed Securities, Series 2021-G appointed Padgett Law Group as Substitute Trustee in place of the afore-mentioned original Trustee and substituted Trustees via an instrument dated August 29, 2025 and recorded in Book 7325, Page 1486 – and as Instrument No. 1914558 - in the office of the Chancery Clerk of Hinds (First judicial District) County, Mississippi; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and U.S. Bank National Association, as Indenture Trustee on behalf of and with respect to Ajax Mortgage Loan Trust 2021-G, Mortgage-Backed Securities, Series 2021-G, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the main front door of the Hinds (First Judicial District) County Courthouse at Jackson, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on November 11, 2025, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as:
A parcel of land containing 4.834 acres situated in the Southwest Quarter (SW1/4) of Section 28 and in the Southeast Quarter (SE1/4) of Section 29, Township 3 North, Range 1 West, Hinds County, Mississippi, and being more particularly described as follows:
Commence at the Southeast comer of the aforesaid Southeast Quarter (SE1/4) of Section 29 and run North for a distance of 841.94 feet; thence West for a distance of 82.83 feet to the Southeast corner of and the Point of Beginning for the property herein described, said point is on the Western right of way line of a 50 foot wide roadway; leaving said Western right of way line, run thence North 53 degrees 20 minutes 48 seconds West for a distance of 327.59 feet; thence North 00 degrees 30 minutes 12 seconds West for a distance of 385.25 feet; thence South 84 degrees 52 minutes 35 seconds East for a distance of 186.83 feet, thence, South 53 degrees 01 minutes 28 seconds East for a distance of 37.90 feet; thence South 84 degrees 52 minutes 35 seconds East for a distance of 297.86 feet to a point on the aforesaid Western right or way line of a 50 foot wide roadway; run thence along said Western right of way line the following courses: South 07 degrees 32 minutes 29 seconds West for a distance of 27.28 feet; thence South 10 degrees 37 minutes 27 seconds West for a distance of 185.91 feet to the beginning of a curve to the right; thence southerly, clockwise along the arc of said curve for a distance of 140:32 feet to the Point of Tangency, said curve having a central angle of 29 degrees 14 minutes 09 seconds, a radius of 275.00 feet and a chord bearing of South 25 degrees 14 minutes 32 seconds West and a distance of 138.80 feet; thence South 39 degrees 51 minutes 36 seconds West for a distance of 233.71 feet to the Point of Beginning.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
