NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated September 29, 2025, and entered in Case No. 2025 11424 CIDL of the Circuit Court of the SEVENTH Judicial Circuit in and for Volusia County, Florida wherein U.S. Bank Trust National Association, as trustee of Waterfall Victoria III-NB Grantor Trust, is the Plaintiff and The Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, or Other Claimants by, through, under or against, Lucille Marceau, Deceased; Catherine Faith Balnis a/k/a Cathy Balnis; Michael Matthew Balnis a/k/a Mike Balnis; City of Deltona, Florida; Unknown Tenant #1 N/K/A TYRIK CLINTON; Unknown Tenant #2 2 N/K/A LAWANDA CLINTON are Defendants, Laura E. Roth, Volusia County Clerk of Courts will sell to the highest and best bidder for cash at www.volusia.realforeclose.com at 11:00 a.m. on November 6, 2025 the following described property set forth in said Final Judgment, to wit:
Lot 24, Block 320, DELTONA LAKES, UNIT 9, according to the Plat thereof, as recorded in Map Book 25, at Page 178, of the Public Records of Volusia County, Florida, LESS the following portion thereof conveyed to Volusia County:
COMMENCING at the Southwest corner of said Lot 24 (the "POINT OF BEGINNING"); thence North 21°34'13" East along the West line of said Lot 24, a distance of 7.50 feet; thence departing said West line, run South 68°26'21" East, a distance of 139.04 feet to a point on the East line of said Lot 24; thence South 02°18'08" East along said East line, a distance of 8.20 feet to a point on the Northerly right of way line of Saxon Boulevard (as now established); thence departing said East line, run North 68°26'21" West along said Northerly right of way line, a distance of 142.36 feet to the POINT OF BEGINNING.

Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
