NOTICE OF SALE OF STATE-OWNED REAL ESTATE
The State of Oklahoma ex rel. Commissioners of the Land Office (CLO) shall offer for sale at public auction the following described real estate located in Oklahoma County. Said public auction shall be held Wednesday, November 19, 2025, at 2:00 PM at “The Meeting Room” located in Shartel Plaza, 5117 N. Shartel Avenue, Oklahoma City, Oklahoma and subject to the following terms and conditions:
Real Estate Description:
A TRACT OF LAND SITUATED IN GOVERNMENT LOT ONE (1), GOVERNMENT LOT TEN (10), GOVERNMENT LOT ELEVEN (11), AND THE SOUTH HALF OF THE NORTHEAST QUARTER (S1/2NE1/4) OF
SECTION THIRTY-SIX (36), TOWNSHIP TWELVE NORTH (T12N), RANGE THREE WEST OF THE INDIAN MERIDIAN (R3W.I.M.), OKLAHOMA COUNTY, OKLAHOMA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHEAST CORNER OF SAID SECTION 36, THENCE SOUTH (S 00°18’53” E) ALONG THE EAST BOUNDARY OF SAID SECTION 36 A DISTANCE OF 639.71 FEET, THENCE WEST (S 89°39’41” W) PARALLEL WITH AND 2000 FEET NORTH OF THE SOUTH BOUNDARY OF THE NE1/4 OF SAID SECTION 36 A DISTANCE OF 1550.00 FEET, TO A POINT ON THE HIGHWAY EASEMENT RECORDED IN BOOK 1848, PAGE 117 OF THE RECORDS OF THE OKLAHOMA COUNTY CLERKS OFFICE, THENCE SOUTH (S 00°18’53” E) ALONG SAID EASEMENT A DISTANCE OF 750.40 FEET, THENCE SOUTHWESTERLY (S 44°43’14” W) ALONG SAID EASEMENT A DISTANCE OF 169.10 FEET, THENCE WEST (S 89°38’59” W) ALONG SAID EASEMENT A DISTANCE OF 400.00 FEET TO A POINT ON THE EAST BOUNDARY OF PREVIOUS GRAND BOULEVARD RIGHT-OF-WAY AS RECORDED IN PATENT IN BOOK 15, PAGE 605 OF THE RECORDS OF THE OKLAHOMA COUNTY CLERKS OFFICE, THENCE NORTH (N 00°57’33” W) ALONG SAID PREVIOUS RIGHT-OF-WAY A DISTANCE OF 1508.12 FEET TO A POINT ON THE NORTH BOUNDARY OF SAID SECTION 36, THENCE EAST (N 89°37’02” E) A DISTANCE OF 2086.61 FEET TO THE POINT OF BEGINNING.
The following information is available upon request from the CLO:
• Survey (Boundary Survey prepared June 4, 2025)
• Long Term Commercial Lease Contract No. 2915, Lessee: Blufield Materials and Excavation, L.L.C., Term: 11/12/1996 to 11/11/2036
• Draft Sales Contract (to be executed by the winning bidder at the conclusion of the public auction)
Real Estate inspections/tours can be conducted by scheduling the inspection with the CLO in advance. No access will be allowed to the property without coordinating said access with CLO. The property is monitored and those entering the property without the approval of the CLO may be subject to trespass.
All bidders are required to register at the auction before submitting a bid. Bidders may pre-register by contacting the CLO.
The real estate cannot be sold for less than the appraised value and is subject to the rights of the current lessee (if any). All associated costs of sale including but not limited to the appraisal, survey, environmental reports, and advertising are to be paid by the purchaser and are in addition to the purchase price. The CLO reserves the right to reject all bids, and no bid is finally accepted until approved by the Commissioners. The real estate is sold “as is, where is” and is subject to all easements, rights of way, and restrictions of record. Prospective bidders are advised to inspect the real estate before the sale. The CLO does not guarantee access, and all acres are approximate. The State of Oklahoma does not warrant title to the land. The State reserves and retains all mineral and water rights it may have, if any.
The successful bidder shall remit no less than ten percent (10%) of the purchase price at the time of sale. The balance of the purchase price is due at or before closing. The closing shall be set upon Commission approval of the sale, receipt of full payment for real estate and associated costs as well as compliance with notice of sale. Possession shall be delivered at closing which shall be no later than January 12, 2026, or an alternative date if agreed to by all parties. When all payments are received and all other terms of sale are met, the CLO will issue a patent to the real estate.
If the successful bidder fails to pay the balance of the purchase price, associated costs, or fails to comply with the notice of sale, bidder shall forfeit all monies paid to CLO as liquidated damages.
Minimum Bid at Auction: One Million Seven Hundred Ninety Thousand Dollars ($1,790,000.00)
Announcements and corrections at time of auction may supersede this notice.
