NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Lynn E. Gerety to Mortgage Electronic Registration Systems, Inc., as nominee for Aegis Lending Corporation, dated October 26, 2006 and recorded in the Norfolk County Registry of Deeds in Book 24227, Page 529, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Aegis Lending Corporation, its successors and assigns to U.S. Bank National Association, as trustee, on behalf of the holders of the Credit Suisse First Boston Mortgage Securities Corp., Home Equity Pass Through Certificates, Series 2007-1, recorded on June 3, 2025, in Book No. 42438, at Page 63
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 2:00 PM on November 12, 2025, on the mortgaged premises located at 759-761 Sea Street, Quincy, Norfolk County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The land with the buildings thereon in Quincy, Norfolk County, Commonwealth of Massachusetts, situated in that part thereof called Hough's Neck and being shown as Lots 16, 17, and 18 on a Plan of House Lots at Hough's Neck, Quincy, Mass., dated October 28, 1908, owned by Wilton A. Dunham, Ernest W. Branch, Civil Engineer, recorded with Norfolk Registry of Deeds in Plan Book 51, Plan No. 2413, and together further bounded and described as follows:
Northwesterly by Sea Street, 57.03 feet;
Northeasterly by Draper Street, 118.65 feet;
Southeasterly by Lot 15, as shown on said plan, 85 feet;
Southerly by Lot 23, as shown on said plan, 30 feet;
Northwesterly again by Lot 19, as shown on said plan, 28 feet; and
Northwesterly again by said Lot 19, as shown on said plan, 90 feet.
Said Lot 16 containing 2,550 square feet, according to said plan.
Said Lot 17 containing 2,593 square feet, according to said plan.
Said Lot 18 containing 2,520 square feet, according to said plan.
Said premises are conveyed subject to any restrictions of record if and so far as the same are now in force and applicable.
For mortgagor's(s') title see deed recorded with Norfolk County Registry of Deeds in Book 20682, Page 310.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
