ENCANTADA ESTATES HOMEOWNERS ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
CALI RAMIREZ, an individual; reputed owner; BLACK CORPORATIONS I-V; RED LIMITED LIABILITY COMPANIES I-V; and WHITE PARTNERSHIPS I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of August, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 3rd day of October, 2024, the above-named Plaintiff recovered a Judgement in the above-styled Court against the Defendant, Cali Ramirez, as follows:
Awarding Plaintiff a principal sum in the amount of $2,482.00; Awarding Plaintiff taxable costs against the Defendant in the amount of $544.98; Awarding Plaintiff reasonable attorneys’ fees against the Defendant in the amount of $1,260.00; Awarding Plaintiff post-judgment interest against the Defendant at the statutory rate of 9.0% until the entire Judgment (which totals $4,286.98) is paid in full; Including any payments received on or after October 3, 2024, which total $0.00 credited upon the Judgment balance (thus leaving a Judgment balance of $4,286.98), plus costs of Sheriff's Sale, together with a foreclosure of Plaintiff's lien against the Defendant, on the following described real property, to-wit:
LOT 194, OF ENCANTADA ESTATES, AS RECORDED IN THE REAL PROPERTY RECORDS OF MARICOPA COUNTY, ARIZONA AT BOOK 825 OF MAPS, PAGE 36 AND AN AFFIDVIT OF CORRECTION RECORDED JANUARY 28, 2019 AS 2019-057240, OF OFFICTAL RECORDS.
AKA: 25619 West Beth Drive, Buckeye, Arizona 85326.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 6th day of November, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
