NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 28 Maple Avenue, Unit 1, Cambridge, MA 02139
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Natarajan Balasundara to Citizens Bank, N.A., and now held by Citizens Bank, N.A., said mortgage dated May 1, 2020 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 74620, Page 473, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 18, 2025 at 12:00 PM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
UNIT: 1 PERCENTAGE INTEREST: 35.604%
POST OFFICE ADDRESS: 28 Maple Avenue, Unit 1
the UNIT described above in the 28 Maple Avenue Condominium, created by Master Deed dated November 30, 1981 and recorded with the Middlesex South District Registry of Deeds in Book 14481, Page 445, as such may be amended by instruments of record, in accordance with the provisions of M.G.L. Chapter 183A.
The UNIT is laid out as shown on a plan recorded with the said Master Deed and to which is affixed a verified statement in the form provided for in M.G.L. Chapter 183A, Section 9.
Unit 1 has the exclusive right and easement to Parking Space "A" as provided in the Amendment to the Master Deed recorded herewith. The UNIT is conveyed together with the above-listed PERCENTAGE INTEREST (a) in the common areas and facilities of the 28 Maple Avenue Condominium as described in the Master Deed, (b) in the 28 Maple Avenue Condominium Trust, recorded with said Master Deed in said Registry of Deeds, as such may be amended by instruments of record, and with the exclusive rights and easements as described in said Master Deed.
The GRANTEE acquires the UNIT with the benefit of, and subject to, the provisions of M.G.L. Chapter 183A, relating to condominiums, as that statute is written as of the date hereof, the Master Deed and the Condominium Trust referred to above as the same may be amended, and any by-laws and rules and regulations from time to time adopted thereunder, and all matters of record stated or referred to in the Master Deed as completely as if each were fully set forth herein;
Title Reference: Natarajan Balasundara, an unmarried person by deed from Grantor dated 10/19/2007 and recorded with Middlesex (Southern District) Registry of Deeds on 10/19/2007 in Book 50248, Page 320.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated October 19, 2007 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 50248, Page 320.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
