MORTGAGEE’S NOTICE OF SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Alice C. Ryan, Christopher M. Phinney and Barbara Phinney to Mortgage Electronic Registration Systems, Inc., as nominee for Nationstar Mortgage LLC d/b/a Mr. Cooper, its successors and assigns, dated August 10, 2020 and recorded with the Norfolk County Registry of Deeds at Book 38229, Page 427, subsequently assigned to NATIONSTAR MORTGAGE LLC by Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Nationstar Mortgage LLC D/B/A Mr. Cooper, its successors and assigns by assignment recorded in said Norfolk County Registry of Deeds at Book 41686, Page 561 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 11:00 AM on November 6, 2025 at 35 Campbell Street, Weymouth, MA, all and singular the premises described in said Mortgage, to wit:

That property, with the improvements thereon, known as 35 Campbell Street, Weymouth, Norfolk County, MA, being shown as Lot 1, containing 25,000 square feet of land in Weymouth, Massachusetts, on a plan prepared for Kenneth Ryder, recorded with the Norfolk County Registry of Deeds in Plan Book 399, Plan 313, to which Plan reference is hereby made for a more particular description of said Lot 1.
Said property is subject to the Covenant with the Town of Weymouth, dated February 17, 2015, recorded with said Deeds in Book 32912, Page 42.
The exact quantity of land or number of acres and/or square feet contained within the property described herein is not guaranteed by this company.
Being the same parcel conveyed to Alice C. Ryan, Christopher M. Phinney and Barbara Phinney from Alice C. Ryan, by virtue of a deed dated 9/16/2016, recorded 9/20/2016, in deed book 34482, page 302, county of Norfolk, state of Massachusetts.

TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
