By virtue and in execution of the Power of Sale contained in a certain mortgage given by Brandon Pease to Mortgage Electronic Registration Systems, Inc., as Mortga-gee, as nominee for United Wholesale Mortgage, LLC, and now held by Carrington Mortgage Services, LLC, said mortgage dated May 3, 2021 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 65075, Page 368, said mortgage was as-signed from Mortgage Electronic Registration Systems, Inc. ("MERS") as mortgagee, as nominee for United Wholesale Mortgage LLC to Carrington Mortgage Ser-vices, LLC by assignment dated April 27, 2022 and recorded with said Registry of Deeds in Book 67496, Page 166; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on No-vember 17, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land, with the buildings thereon, situated on Pros-pect Street in Baldwinville, Town of Templeton, Worcester County, Massachusetts, bounded and described as follows:
COMMENCING at the southeast corner of the lot to be conveyed at a stake in the north line of Prospect Street;
THENCE westerly on the north line of said street, five (5) rods to a stake;
THENCE northerly at an angle of 90° with said street, eight (8) rods to a stake;
THENCE easterly at an angle of 90°, five (5) rods to a stake;
THENCE southerly at an an-gle of 90° to the place of BEGINNING, eight (8) rods. The first mentioned bound is twelve (12) rods and eleven (11) links from the southwest corner of land now or formerly of Charles Day.
The above described pre-mises are conveyed subject to the rights granted to Grace M. Sparks, her heirs and assigns, to take water from the well located on the herein granted premises, and to enter upon said premises for the purpose of laying, maintaining and re-pairing said pipes, and ob-ligations to pay one-half the expense of maintenance thereof, all as more fully set forth in deed to said Sparks recorded in Book 2772, Page 343.
Being the same premises as those conveyed in a Deed dated 1/28/08 and recorded with the Worcester Registry of Deeds at Book 44075, Page 196. And a deed re-corded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated April 30, 2021 and recorded in the Worcester County (Worcester Dis-trict) Registry of Deeds in Book 65075, Page 366.
TERMS OF SALE: Said pre-mises will be sold and con-veyed subject to all liens, encumbrances, unpaid tax-es, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
