By virtue and in execution of the Power of Sale contained in a certain mortgage given by Clarisberti V. Andrade a/k/a Clarisbere V. Andrade a/k/a Clarisberte V. Andrade to Mortgage Electronic Registration Systems, Inc., as nominee for Drew Mortgage Associates, Inc., dated December 13, 2006, and recorded with the Middlesex Registry of Deeds in Book 48681 at Page 317, as affected by an assignment of mortgage from Mortgage Electronic Registration Systems, Inc. to Wells Fargo Bank, N.A., dated January 19, 2009, and recorded with said Registry in Book 52115 at Page 344, as affected by an assignment of mortgage from MERS as Nominee for Drew Mortgage Associates, Incorporated, its successors and assigns to Wells Fargo Bank, N.A., dated September 26, 2013, and recorded with said Registry in Book 62696 at Page 418, as affected by an assignment of mortgage from Wells Fargo Bank, N.A., to U.S. Bank Trust National Association, not in its Individual Capacity, but Solely in its Capacity as Trustee of Citigroup Mortgage Loan Trust 2023-A, dated December 7, 2023, and recorded with said Registry in Book 82286 at Page 272, of which mortgage the undersigned is the present holder by assignment, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 10:00 o’clock A.M. on the 10th day of November, 2025, at the mortgaged premises located at 15 Fenton Street, Framingham, MA 01701, Middlesex County, Massachusetts, all and singular the premises described in said mortgage, To wit: The land in Framingham, Middlesex County, Massachusetts, with the buildings thereon now known as and numbered 15 Fenton Street, situated, in Framingham, Middlesex County, Massachusetts, being shown on a plan by E. H. Howard Dated September 17, 1953, Recorded With Middlesex South Registry Of Deeds On Book 8383, Page 417, Bounded and described as follows: Easterly: By Fenton Street, Seventy-Six (76) Feet. Southerly: By Land Now Or Formerly of Virginia J. Fiorito, One Hundred Thirty-Eight (138) Feet, More or Less; Westerly: By Russin Avenue, Eighty-Two (82) Feet; Northerly: By Land Now or Formerly of Ralph E. Jones, One Hundred thirty nine (139) Feet, More or Less. For Mortgagor's title, see deed recorded at Book 37383, at Page 109 in the Middlesex Registry of Deeds. Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
