1. Introduction
JBWS is seeking proposals from qualified and licensed contractors to perform repairs on the existing fire alarm systems and replace aging or non-functional smoke and heat alarms at our facility. The objective is to ensure all systems are code-compliant, fully functional, and provide adequate protection for building occupants.
2. Project Locations
The work will be conducted in a secure location in the Morris County area. Please call for further information.
3. Scope of Work
The selected vendor will be responsible for the following:
3.1 Inspection and Assessment
Conduct a detailed inspection of existing fire alarm systems, including control panels, wiring, and detectors.Evaluate the condition and functionality of existing smoke and heat detectors.
3.2 Replacement of Smoke and Heat Alarms
Remove and properly dispose of old or non-functional alarms.Install new UL-listed smoke and heat alarms (48 smoke, 12 heat).Install backboxes as needed and as per code.Confirm proper placement per code (e.g., in hallways, bedrooms, kitchens, utility areas).Ensure hardwiring and/or battery backups meet applicable standards.
3.3 Testing and Certification
Conduct full system testing upon completion of repairs and replacements.Provide system certification if applicable.Confirm new units are properly addressed and reporting.Coordinate with local fire marshal or AHJ as needed.
3.4 Documentation and Training
Provide detailed documentation, including updated system diagrams, device lists, and test results.Train designated staff on operation and maintenance of new/repaired systems if applicable.

JBWS reserves the right to reject any or all proposals, waive informalities, and accept the proposal deemed most advantageous.Vendors are responsible for all costs associated with proposal preparation and submission.All work must comply with local fire codes, NFPA 72, and any applicable building codes.Certificate of insurance naming JBWS as additional insured for the duration of the project will be required.Secured Site- confidentiality agreement is required for each employee on site.
