SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Dylan Gordon, Paul Mad-dalena to Mortgage Electronic Registration Systems, Inc., as nominee for Har-borOne Mortgage LLC, da-ted August 1, 2022 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 68006, Page 115, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for HarborOne Mortgage LLC, its successors and assigns to HarborOne Mortgage, LLC, recorded on January 16, 2025, in Book No. 71536, at Page 349
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 12:00 PM on November 17, 2025, on the mortgaged premises loca-ted at 5 Keefe Court, Cherry Valley (Leicester), Worcester County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The land situated in Cherry Valley in the Town of Leicester, westerly of McCarthy Avenue and bounded and described as follows:
Beginning in the southeasterly corner of the lot herein and at lane now or formerly of John A Cleary: said poing being one hundred forty-five and six hundredths (145.06) feet westerly of the westerly line of said Mc-Carty Ave., said distance being measured on the line of between land of said Clear and land now or for-merly of Thomas J. and Mary E. Welch;
Thence North 1.5° 53' E. by land of said Thomas J. and Mary E. Welch, eighty and twenty-four hundredths (80.24) feet to a corner;
Thence South 27° 03' W by land now or formerly of Hartford and Worcester Street Railway Company, eighty-two and five tenths (82.5) feet to a corner;
Thence North 76° 38' W. by land of said Thomas J. and Mary E. Welch, one hundred twenty-four and sixty-five hundredths (124.65) feet to a corner;
Thence South 76° 38' E. by land of said Cleary one hundred forty and sixty-four hundredths (140.64) feet to the point of beginning.
Being Lot numbered 3 on a Plan drawn by Stanley G. Atherton, C.E. dated April 26, 1929, recorded with Worcester District Deeds in Book 2495, Page 233.

These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by cer-tified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
