NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Lawrence County, Indiana, in Cause No. 47C01-2505-MF-000639 wherein Wells Fargo Bank, N.A. was Plaintiff, and Christopher Shaun Fitzpatrick, Deceased; Teesa Fitzpatrick; Kelsie Guthrie; Kassidie Fitzpatrick; Kourtnie Fitzpatrick; Wyatt Fitzpatirck; Olivia Smith; Yvonne Rice; Brad Edmonds; Tessa Edmonds; Darby Cooley; Dillon Pastors; Unknown Heirs and/or Devisees of Christopher Shaun Fitzpatrick, Deceased; Estate of Christopher Shaun Fitzpatrick, Deceased; Mariner Finance, LLC Successor in Interest to Personal Finance Company, LLC were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 9 day of December, 2025, at the hour of 1:00 PM or as soon thereafter as is possible, at 1420 I St. Bedford, IN 47421, the fee simple of the whole body of Real Estate in Lawrence County, Indiana.
A part of the Southeast Quarter of Section 36, Township 4 North, Range 1 West, Lawrence County, Indiana, described as follows: Commencing at a stone at the Northwest corner of said quarter section; thence South 00 degrees 15 minutes East 15.00 feet; thence parallel with the North line of said quarter section, North 88 degrees 41 minutes East 1062.00 feet to a marked 1/2 inch iron pipe at the true point of beginning; thence North 88 degrees 41 minutes East 130.00 feet; thence South 00 degrees 02 minutes West 167.00 feet; thence South 88 degrees 41 minutes West 130.00 feet; thence North 00 degrees 02 minutes East 167.00 feet to the true point of beginning.
Containing 0.50 acres, more or less. Subject to all easements of record and the to the right-of-way of Hancock Avenue.
