WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 19, 2008, executed by JULIUS TYREE JONES and NANCY JONES conveying certain real property therein described to RECONTRUST COMPANY NA, as Trustee, for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Countrywide Bank, FSB, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded March 27, 2008, in Deed Book 6855, Page 630, at Instrument Number 1138617; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to BANK OF AMERICA, N.A.; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on December 5, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the North Front Door of the Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
THE FOLLOWING DESCRIBED LAND AND PROPERTY LYING AND BEING SITUATED IN THE 1ST JUDICIAL DISTRICT, HINDS COUNTY, MISSISSIPPI TO WIT:
LOT 11, LESS AND EXCEPT 10 FEET OFF NORTH END, ELMWOOD PARK, PART 7 A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, AT JACKSON COUNTY, MISSISSIPPI AS RECORDED IN PLAT BOOK 24 AT PAGE 12 REFERENCE TO WHICH MAP OR PLAT IS HEREBY MADE IN AID OF THIS DESCRIPTION.
BEING THE SAME PROPERTY CONVEYED TO JULIUS TYREE JONES AND WIFE, SHERRAN D. JONES BY DEED FROM JOHN W. BARNES AND WIFE, MARY LOUISE BARNES RECORDED 10/01/1980 IN DEED BOOK 2772 PAGE 653, IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, MISSISSIPPI.
PROPERTY ADDRESS: The street address of the property is believed to be 280 CAMERO DR, JACKSON, MS 39206. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
