So as to permit: The applicant proposes to subdivide the existing 5,791-square-foot parcel into two lots. Proposed lot 16.01 is to contain the existing detached garage, which is proposed to be converted into a new three-story, two-family dwelling on a proposed 2,516-square-foot lot. Proposed lot 16.02 is to contain the existing two-and-a-half-story, single-family dwelling on a proposed 3,455-square-foot lot. This proposal is located within the R-2 Low-Medium Density Residential District. Proposed lot 16.01 requests variances for lot area (5,000 sq. ft. required and 2,516 sq. ft. proposed), lot width (50 feet required and 41.50 feet proposed), front-yard setback (20 feet required and 12.03 feet proposed.), rear yard setback (20 feet required and 2.24 feet existing), parking (three off-street parking spaces required, and three off-street parking spaces proposed), parking setback (3 feet required and 0.4 feet proposed), and width of the parking spaces (9 feet required and 7.5 feet proposed). Proposed lot 16.02 requests variances for lot area (5,000 sq. ft. required and 3,455 sq. ft. proposed), front-yard setback (20 feet required and 2.36 feet existing from West Broadway and 4.29 feet existing from Laurel Avenue), parking (two spaces required and one space provided), parking setback (3 feet required and 0.6 feet proposed), and width of the parking space (9 feet required and 7.5 feet proposed

Maps and documents in support of this application area are available for public inspection in the office of the Division of Planning and Zoning, 4th Floor, Municipal Complex, 125 Ellison Street, Paterson, New Jersey, 8:30 a.m. to 4:30 p.m., Monday through Friday.
