NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 20 King Street Extension, Leicester, MA 01524
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Alexander Harrington and Jennifer Lavin to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Arc Home LLC, and now held by Freedom Mortgage Corporation, said mortgage dated October 16, 2020 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 63516, Page 31, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Arc Home LLC to Arc Home LLC by assignment dated March 8, 2022 and recorded with said Registry of Deeds in Book 67236, Page 75; said mortgage was assigned from Arc Home LLC to Freedom Mortgage Corporation by assignment dated August 7, 2024 and recorded with said Registry of Deeds in Book 71055, Page 55; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 24, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon in Leicester, Massachusetts, on the southeasterly side of King Street Extension, known as Lot #8, bounded and described as follows:
BEGINNING at the northwesterly corner of the lot herein described in the southeasterly line of King Street Extension, said point of beginning being the most northerly corner of Lot #4 on plan to be referred to;
THENCE running N. 37 degrees 00' E.by the southeasterly line of King Street Extension, one hundred (100.00) feet to a point, which point is the tangent point of a curve leading northeasterly by the southeasterly line of King Street Extension, the radius of which is forth (40.00) feet;
THENCE running S. 53 degrees 00' E. By land now or formerly of Donald E. Smith one hundred fifty (150.00) feet to a point;
THENCE running S. 37 degrees 00' W. still by land now or formerly of Donald E. Smith one hundred (100.00) feet to a point ;
THENCE running N. 53 degrees 00' W, by Lot #4 on plan to be referred to one hundred fifty (150.00) feet to the point of beginning.
Said lot contains 15,000 square feet of land and is Lot #8 on a Revised Plan of Section Four of Dawn Acres in Leicester, Massachusetts, owned by Donald E. Smith and Sons, drawn by Francis E. Thompson, C.E. And dated August 12, 1954, recorded in Plan Book 200, Plan 9.
Being the same premises conveyed to the Mortgagors by Deed recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
