NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 58 Watson Way, #1, Fall River, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Cristina B Amorin and Joao Amorin to Bank of America, N.A. and now held by Bank of America, N.A., said mortgage dated November 16, 2007, and recorded in the Bristol Fall River County Registry of Deeds in Book 6823, Page 222, as affected by Order entered in the Commonwealth of Massachusetts Land Court Case No. 24 MISC 000675, Bank of America N.A. v. Mario D. Dacunha, Joseph L. Dacunha, Joao D. Amorin and Nationstar Mortgage LLC d/b/a Mr. Cooper dated March 24, 2025 and recorded in the Bristol Fall River County Registry of Deeds in Book 11767, Page 29, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 17, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land with all buildings and improvements, thereon, if any, known an numbered as 58 Watson Way, in Fall River, Bristol County, Massachusetts, shown as Lot Thirteen (13) on plan entitled, "Definitive Plan of Laurel Meadows, Lot Layout Plan of Mate Drive and Watson Way in Fall River, Massachusetts, Scale: 1"=40'; May 19, 1995; Revised: June 12, 1995; Revised June 22, 1995; Revised: September 5, 1995", which plan is recorded with the Bristol County Fall River District Registry of Deeds in Plan Book 108, Page 51.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor's Title see deed dated July 30, 2003, and recorded in the Bristol Fall River County Registry of Deeds in Book 5024, Page 85.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
SUBJECT TO a prior mortgage dated and recorded July 31, 2003 in Book 5024 at Page 86 as further assigned of record.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
