NOTICE OF PUBLIC HEARING
TOWNSHIP OF NORTH BRUNSWICK PLANNING BOARD
Please Take notice that on Tuesday, November 11, 2025, at 7:30 p.m., the Township of North Brunswick Planning Board ("Board") will hold a public hearing on the application ("Application") of NBTOD Phase 1G, LLC (the "Applicant") at the Municipal Courtroom in the North Brunswick Township Municipal Building, 710 Hermann Road, North Brunswick, New Jersey 08902.
The Application is the latest in a series of development applications/approvals obtained for the MainStreet North Brunswick Transit Village Development, beginning with the Board's General Development Plan Approval – Phase 1 and Final Building Phase, and Preliminary Site Plan Approval – Phase 1 and Final Build Phase, on June 10, 2010. Applicant has received various general development plan, subdivision, site plan, and variance approvals from the Board (as well as the Township of North Brunswick Zoning Board of Adjustment) to construct the current Target, Costco, Courtyard by Marriot, Green Turtle, Panera, various residential uses, and various other associated site improvements on the Property (as such term is defined below).
For this Application, the Applicant seeks Conditional Use Approval for an approximately 3,800 square-foot cannabis dispensary with a drive-thru (retail cannabis) on Parcel L-2, which is part of Phase 1G of the MainStreet North Brunswick Transit Village Development, for the property located at 2300 Route 1 and designated as Block 141, Lot 43 (the "Property"). The Property is located in the I-2 Industrial Zone with a Transit-Oriented Mixed-Use Development Overlay Zone Standards, Township of North Brunswick Municipal Code Section 205-76.1 et seq.
The Applicant previously obtained preliminary and final site plan approval for this use from the Board, pursuant to its approval on December 3, 2024, which was memorialized by resolution adopted on January 7, 2025. The proposed tenant, "Frogtown Dispensary LLC" has received approval from the State of New Jersey Cannabis Regulatory Commission to operate an adult personal-use cannabis business in the State of New Jersey. In addition, the proposed use otherwise meets all the applicable conditional use standard requirements of the Cannabis Overlay Zone Regulations, Township of North Brunswick Municipal Code Section 205-92.11.
The Application requires certain checklist waivers. The Applicant does not believe that any other approvals, variances, deviations, exceptions, design waivers, or permits are required for the Application. However, the Applicant intends to request at the hearing any other approvals, variances, deviations, permits, exceptions, design waivers and/or permits as are required to utilize the Property in the manner indicated in the application materials.
You may appear at the aforesaid hearing, either by yourself or by your attorney, and you may participate at said public hearing to present any and all objections, or support, you may have, and any other general comments, relative to the Application, so that all interested parties may be heard.
