FORECLOSURE SALE Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following Mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the circuit court in Branch County, starting promptly at 10:00 AM, on December 11, 2025. The amount due on the Mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Default has been made in the conditions of a Mortgage made by ZABRA HEITGER to Broker Solutions, Inc., dba New American Funding dated May 24, 2022 and recorded May 27, 2022 as Instrument No. 2022-03820, Branch County, Michigan. Said Mortgage is now held by New American Funding, LLC f/k/a Broker Solutions Inc. d/b/a New American Funding by assignment and/or merger. There is claimed to be due at the date hereof the sum of $161,694.84. Also, a non-exclusive easement with adjoining property owners, for ingress and egress from the public highway to the above described land being more particularly described as follows: Commence at a point on the South line of said Section 27, 994.06 feet West of the Southeast corner of Section 27; running thence North 00 degrees 00 minutes 00 seconds East 33.71 feet; thence North 69 degrees 51 minutes 36 seconds East 61.87 feet; thence North 81 degrees 27 minutes 54 seconds East 39.56 feet to the West line of the above described lands; thence South 00 degrees 00 minutes 00 seconds East 28.56 feet to the North line of the State of Michigan property; thence North 89 degrees 36 minutes 05 seconds West 47.93 feet to the Northwest corner of the State of Michigan property; thence South 00 degrees 24 minutes 23 seconds West 33.00 feet to the Section line; and thence North 89 degrees 36 minutes 05 seconds West 49.05 feet, along the South line of said Section 27, to the point of beginning. The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
