TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 13, 2021, 4888 Watkins Drive, LLC became justly indebted to Prakash Agrawal, and did, on that date, for the purpose of securing said indebtedness, execute a certain Land Deed of Trust to Paul E. Rogers, Trustee for Prakash Agrawal, Beneficiary, which Deed of Trust is recorded in the land records of the office of the Chancery Clerk of Hinds County, Mississippi in Land Deed of Trust Book 7268 at Page 3125, and
WHEREAS, on October 6, 2023, Prakash Agrawal substituted Gregory P. Giddens as Trustee in place and stead of the aforesaid Trustee as it has a legal right to do under the terms and conditions of said Deed of Trust, said instrument being filed for record in the aforesaid Chancery Clerk's office in Book 7300, at Page 4526, and
WHEREAS, default having been made in the performance of the stipulations and conditions set forth in the said Land Deed of Trust and having been requested to do so by the legal holder of said indebtedness, notice is hereby given that I, Gregory P. Giddens, Trustee, by virtue of the authority conferred upon me in said Land Deed of Trust, will offer for sale and outcry to the highest bidder, for cash, between the hours of 11:00 A.M., and 4:00 P.M., at the North front door of the County Courthouse of Hinds County, Jackson, Mississippi, on the 26th day of November, 2025, the following described land and property situated in Hinds County, Mississippi, to-wit:
Begin at an iron pin that is 152.38 feet north of and 1074.68 feet west of an iron pin at the southeast corner of Lot 11 Woodruff subdivision, run thence South 00 degrees 37 minutes 13 seconds East a distance of 162.63 feet to an iron pin, run thence South 89 degrees 25 minutes 39 seconds West (S 89 degrees 08' 42" W deed) a distance of 190.00 feet to an iron pin at the point of intersection with the eastern right of way line of Watkins Drive, run thence N 00 degrees 01 minutes 19 seconds E along said right of way line a distance of 130.21 feet (130.31 feet deed) to an iron pin; run thence North 43 degrees 58 seconds 46 minutes East (N 44 degrees 26 minutes 07 seconds E deed) a distance of 44.22 feet (44.42 feet deed) to an iron pin; run thence North 89 degrees 05 minutes 38 seconds E (N 89 degrees 08 minutes 42 seconds E deed) a distance of 157.50 feet to the point of beginning, containing 0.69 acres +/- (30168 sf +) and being a part of Lot 11, Woodruff Subdivision, City of Jackson, First Judicial District, Hinds County Mississippi.
Title to said property is believed to be good, but I will convey only such title as is vested in me as Trustee.
