AND RELATED VARIANCES

PLEASE TAKE NOTICE that at 6:30 PM on Wednesday, November 12, 2025 a hearing will be in the Municipal Building located at Valley Brook Avenue, Lyndhurst New Jersey, wherein Sangam Shah, will present an application for a variance from the terms of the Lyndhurst Zoning Ordinance so as to permit: the subdivision of the existing non-conforming lot known as 220 Lafayette Avenue (lot size 25 feet by 200 feet – 5,000 square ft) into two lots (each lot being 25 feet by 100 feet – 2,500 sq ft) which property is located in the RA Zone. Applicant requests a variance for lot area, variance for existing lot width, existing side yard setbacks, rear yard setback, maximum building coverage and any other variance as required by the Board at their regular scheduled meeting. The existing one family dwelling on the property shall remain and the front steps of the existing dwelling to be relocated to accommodate two-parking spaces. The applicant proposes to construct on the newly subdivided lot a new one-family dwelling. In the event the subdivision application is approved or denied, the applicant is also seeking a variance to relocate the front stairs and construct two parking spaces in the front yard of the existing dwelling.
According to the law, all plans and the application have been filed 30 days prior to the public hearing and are available for inspection during regular working hours at the Construction Department office located at 253 Stuyvesant Avenue, Lyndhurst, New Jersey 07071 between the hours of 9:00AM
and 4:30PM, Monday through Friday.
