In execution of the Deed of Trust in the original principal amount of $162,355.00 dated July 7, 2008 and recorded as Instrument No. 080002774, of the Dinwiddie County land records, the appointed Substitute Trustee will offer for sale at public auction at the main entrance of the Circuit Court for Dinwiddie County located at 14008 Boydton Plank Road, Dinwiddie, VA 23841on November 17, 2025 at 12:30PM, the property described in said deed of trust, located at the above address and more particularly described as follows:
 
ALL that certain lot, piece or parcel of land, with the improvements thereon and appurtenances thereunto belonging, lying and being in Rohoic District, Dinwiddie County, Virginia, designated as Tract A, 3.00 acres on a plat entitled "Plat of Tract A, 3.00 Acres Plat Showing Part of Parcel 2 - Walter Branch Tract, 9.28 Acres of Land Situated Off of River Road - State Route # 601, Rohoic District, Dinwiddie County, Virginia for Allan C. Story, Jr. and Deborah A. Story", made by Charles E. Townes & Associates, P.C., dated October 16, 1990, said plat is recorded in Deed Book 293, Page 158, reference is hereby made to said plat for a more particular description of the property hereby conveyed.
TOGETHER with a perpetual easement of right of way along, over and across the 50' easement as stated in a Deed of Easement, dated January 26, 1989, recorded January 27, 1989, in Deed Book 272, page 251 in the Clerk's Office, Circuit Court of Dinwiddie County, Virginia, and shown on a certain plat entitled "50-Foot Permanent Easement to be Acquired by Dinwiddie County Water Authority From Edith Marian Anderson and Walter B. Anderson, Namozine District, Dinwiddie County, Virginia", dated January 17, 1977 made by R. Stuart Royer & Associates, Consulting Engineers, a copy of which is attached to and made a part of the deed, dated January 24, 1977,of record in the Clerk's Office of the Circuit Court of Dinwiddie County, Virginia, in Deed Book 183, at page 374.
BEING the same property conveyed to Jeremy D. Young and Andrea L. Young, husband and wife, by deed from Allan C. Story and Deborah A. Story, husband and wife, dated July 2, 2008 and recorded July 8, 2008, in the Clerk's Office, Circuit Court Dinwiddie County, Virginia.

Subject to all restrictions, rights of way, easements and other conditions contained in deed forming the chain of title to the caption property.
The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier’s or certified check, required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from sale date. Except for Virginia Grantor’s tax, all settlement costs and expenses are purchaser’s responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit by the Substitute Trustee of the conduct of the auction itself as well as the status of the loan secured by the Deed of Trust, including, but not limited to, determining whether prior to sale a bankruptcy was filed, a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
