NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed September 12, 2025 and entered in Case No. 052024CA036989XXCABC, of the Circuit Court of the 18th Judicial Circuit in and for BREVARD County, Florida, wherein JPMORGAN CHASE BANK, NATIONAL ASSOCIATION is Plaintiff and MATTHEW BOWSER; UNKNOWN SPOUSE OF MATTHEW BOWSER; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. Rachel M. Sadoff, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash AT THE BREVARD COUNTY GOVERNMENT CENTER - NORTH, BREVARD ROOM, 518 SOUTH PALM AVENUE, TITUSVILLE, FLORIDA 32796, at 11:00 A.M., on November 19, 2025, the following described property as set forth in said Final Judgment, to wit:

COMMENCING AT THE NORTHWEST CORNER OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER OF SECTION 4, TOWNSHIP 22 SOUTH, RANGE 35 EAST, THENCE PROCEED EASTERLY ALONG SOUTH SIDE OF TROPIC STREET WESTWARD, A DISTANCE OF 324.8 FEET, MORE OR LESS, TO THE CORNER OF THE IMPROVED LANDS OF ONE GERTRUDE JONES (NOW DECEASED) FOR THE POINT OF BEGINNING OF TRACT HEREBY CONVEYED; THENCE RUN SOUTH 04 DEGREES 25 MINUTES WEST TO A POINT ON THE EAST BOUNDARY OF TRACT HEREBY CONVEYED WHICH SAID POINT IS 150 FEET DUE SOUTH OF THE SOUTH SIDE OF TROPIC STREET EXTENDED WESTWARD; THENCE PROCEED WESTERLY AND PARALLEL TO THE SOUTH SIDE OF TROPIC STREET EXTENDED WESTWARD, A DISTANCE OF 100 FEET TO A POINT; THENCE PROCEED NORTHERLY TO A POINT ON THE SOUTH SIDE OF TROPIC STREET EXTENDED WESTWARD, WHICH SAID POINT IS 100 FEET WEST OF THE POINT OF BEGINNING OF TRACT HEREBY CONVEYED; THENCE PROCEED EASTLERLY ALONG THE SOUTH SIDE OF TROPIC STREET EXTENDED WESTWARD, A DISTANCE OF 100 FEET TO THE POINT OF BEGINNING OF TRACT HEREBY CONVEYED, EXCEPT RIGHT-OF WAY FOR TROPIC STREET.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
