LEGAL NOTICE
The Horsham Township Zoning Hearing Board will hold a special meeting on Thursday, November 13, 2025, at 7:00PM. in the Horsham Township Building, located at 1025 Horsham Road. This special meeting is a rescheduling of the Board’s regularly scheduled November meeting , which falls on Veteran’s Day this year. At this special meeting, the Board will consider the following applications and any other business properly presented before it:
HTZHB 25-19 JASON BRESLER AND JILL BRESLER: Applicants propose to construct an 816 square-foot, 23-foot-high, two-story detached garage within the required side-yard of the property located at 465 Barrington Street in the Township’s R-3 Residential District under the Open Space Preservation Alternative Regulations. The property is currently improved with a 6,066 square-foot single-family dwelling with attached three-car garage, in-ground pool with cabana, and associated improvements. In order to facilitate the proposed detached garage, Applicants seek variance relief from the following sections of the Horsham Township Zoning Ordinance, as amended: (1) Article IV, Section 230-16(B) relating to maximum building height for structures in required side or rear yards within the Township; (2) Article IV, Section 230-16(C) prohibiting accessory buildings in required side yards within the Township from being further forward than the principle building’s rear line; and (3) Article IX, Section 230-61.1(F) relating to maximum accessory building height requirements associated with the Open Space Preservation Alternative Regulations in the R-3 District. Applicants’ requested variance relief, if granted, will permit: (1) a 23-foot-high accessory building in the side-yard, where a maximum height of 14 feet is permitted within the required side or rear yards under the Ordinance; (2) an accessory building within the required side-yard further forward than the principle building’s rear line where otherwise it is expressly prohibited under the Ordinance; and (3) a 23-foot-high, two-story accessory building within the side yard, where such structures are limited to a maximum 14-foot-high/one-story building height and limited to rear yards under the Ordinance.
HTZHB 25-20 DONNA HARKNESS: Applicant proposes to demolish an existing garage and patio to construct an 858 square-foot in-law suite attached to the 2,072 square-foot single-family detached dwelling on the property located at 918 Thornton Road in the Township’s R-3 Residential District. In order to facilitate the proposed improvement, Applicant seeks variance relief from Article IX, Section 230-61(D) of the Horsham Township Zoning Ordinance, as amended, relating to the R-3 District’s impervious coverage requirement. Applicant’s requested variance relief, if granted, will permit an impervious coverage of 24.7%, where 24.28% currently exists, and 20% is permitted under the Ordinance.
HTZHB 25-21 PETER WALTS AND KATHY DAVIS: Applicants propose to construct a 195 square-foot building addition in order to install a sauna and hot tub with associated equipment attached to the 6,608 square-foot single-family dwelling on the property located at 1045 Limekiln Pike in the Township’s R-2 Residential District. In order to facilitate the proposed improvements, Applicants seek variance relief from Article IV, Section 115-12(A) of the Horsham Township Zoning Ordinance, as amended, prohibiting new construction within the Township’s Floodplain Conservation District. Applicants’ requested variance relief, if granted, will permit the proposed home addition within the Floodplain Conservation District, where otherwise such new construction is expressly prohibited within the Floodplain under the Ordinance.
