SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 13, 2013, Janice G. Jones, Trustee and Hardy E. Jones, Trustee or the successors in trust, under the Hardy E. and Janice G. Jones Revocable Trust dated the 19th day of March, 2013 executed a certain deed of trust to Jeffrey Wagner, Trustee for the benefit of Wells Fargo Bank, N.A. which deed of trust is of record in the office of the Chancery Clerk of Hinds County, State of Mississippi in Book 7152 at Page 8261 Instrument No. 1422484; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated September 24, 2025 and recorded in the aforesaid Chancery Clerk's Office in Book 7325, Page 5445; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Wells Fargo Bank, N.A., the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on December 5, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Hinds County, located at 407 East Pascagoula Street, Jackson, MS 39201, to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:
THE LAND AND PROPERTY WHICH IS SITUATED IN THE COUNTY OF HINDS, STATE OF MISSISSIPPI, DESCRIBED AS FOLLOWS, TO-WIT: LOT 1, BROOKLEIGH SUBDIVISION, PART 10, A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, IN PLAT BOOK 32 AT PAGE 42, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION. INDEXING INSTRUCTIONS: LOT 1, BROOKLEIGH SUBDIVISION, PART 10, PLAT BOOK 32, PAGE 42, JACKSON COUNTY, MISSISSIPPI. SUBJECT TO RESTRICTIONS, RESERVATIONS, EASEMENTS, COVENANTS, OIL, GAS OR MINERAL RIGHTS OF RECORD, IF ANY BEING THE SAME PREMISES CONVEYED TO JANICE G. JONES, TRUSTEE, OR THE SUCCESSORS IN TRUST, UNDER THE HARDY E. AND JANICE G. JONES REVOCABLE TRUST DATED THE 19TH DAY OF MARCH, 2013 FROM HARDY E. JONES AND JANICE G. I WILL CONVEY only such title as vested in me as Substituted Trustee.
