NOTICE OF PUBLIC HEARING
RANDOLPH TOWNSHIP PLANNING BOARD
PLEASE TAKE NOTICE that DDG Properties & Holdings LLC ("Applicant") has filed an application and supporting materials ("Application") with the Randolph Township Planning Board ("Board") seeking preliminary and final major site and variance approvals for a medical office building and related site improvements, including signage. The property that is the subject of this Application is approximately 0.7748 acre and is designated on the Randolph Township ("Randolph") tax maps as Block 42, Lot 104 (the "Property"). The Property is commonly known as 80 Dover Chester Road, Randolph, New Jersey 07869. The zoning regulations for the Property are governed by the provisions of Randolph's B-2 Regional Business Zoning District. This notice is being provided in accordance with N.J.S.A. 40:55D-12.
The Application requires a bulk variance from the Randolph Township Municipal Code ("Code") to permit a proposed impervious coverage of 72.29% (a reduction from the current impervious coverage of 72.38%) where a maximum impervious coverage of 60% is otherwise required. The Applicant also requires a bulk variance from the Code (Section 15-43.17.B.2) to permit a freestanding sign located 10 feet from the right-of-way, where a minimum setback of 15 feet is otherwise required. There are also existing nonconformities with respect to minimum lot area, front yard setback, and minimum lot depth, which are not being changed/intensified by the Application.
The Application may also require other variances, submission waivers, design waivers, exceptions, permits, approvals and/or waivers from the requirements of the Randolph zoning code and/or other governing regulations as may be necessary to permit approval of the Application as submitted or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional relief may be requested by the Applicant at the time of the hearing.
A public hearing on the Application before the Board will be held in-person on Monday, November 17, 2025, at 7:00 p.m., at Randolph Town Hall, 502 Millbrook Avenue, Randolph, New Jersey 07869. During this public hearing, you or an interested party, either in person or by agent or attorney, may present any comments or objections regarding the Application.
All documents relating to this Application may be inspected by the public during normal business hours (typically Monday through Friday, 8:30 a.m. to 4:30 p.m., holidays excepted) in the Office of the Division of Planning/Zoning Administration/GIS located at Randolph Town Hall, 502 Millbrook Avenue, Randolph, New Jersey 07869. Further take notice that the Board may, at its discretion, adjourn, postpone, or continue the said hearing from time to time, and you are notified that you should make inquiry of the secretary of the Board concerning such adjournments, postponements, or continuations.
