BANK OF AMERICA, N.A., is the Plaintiff, and EAPT SOLUTIONS, INC., ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 05/03/2024.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 3RD DAY of DECEMBER A.D. 2025, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
The property to be sold is located in the TOWNSHIP OF PISCATAWAY, County of Middlesex and State of New Jersey
Premises commonly known as: 196 BARCLAY COURT, PISCATAWAY, NJ 08854
Tax Lot: 16 CO196, Tax Block: 405.01
Unit 196 in buildlings 89 situated in Maple Grove at Piscataway, a condominium, together with and undivded .3279 percentage interest, in the common elements of the condominium, hereinafter referred to. The conveyance evidence by this deed is made under the provisions of and is subject to the New Jersey Condominum Act (N.J.S.A. 46:8B-1 ET SEQ.,) and the planned Real Estate Development Full Disclosure Act (N.J.S.A. 45:22A-21 1 ET SEQ., As amended, and any applicable regulations adopted under either law. The conveyance evidenced by this deed is also made in accordance with the terms, limitations, conditions, convents, restrictions, easements, agreements and other provisions set for in that certain master deed for Maple Grove At Piscataway., a condominium, dated March 11, 1997 and recorded in Middlesex County in Deed Book 4402 page 005 ET SEQ., and as same may now or hereafter be lawfully amended and covenants and restrictions contained in the declaration of Canterbury at Pisacataway Community Association, INC.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of FOUR HUNDRED FIFTY FIVE THOUSAND FOUR HUNDRED FIFTY FOUR DOLLARS AND SIX CENTS ($455,454.06) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
