By virtue and in execution of the Power of Sale contained in a certain mortgage given by Shelle Realty LLC to Mortgage Electronic Registration Systems, Inc., as nominee for Loan Funder LLC, Series 30109 dated December 30, 2021 and recorded in the Worcester County (South District) Registry of Deeds in Book 66872 at Page 29. ; thereafter assigned to: RTL REO LLC, dated May 22, 2024 and recorded in the Worcester County ( South) District) Registry of Deeds in Book 70543 at Page 30. ; thereafter assigned to: U.S. Bank Trust National Association, not in its individual capacity, but solely as Delaware Trustee for B4 Residential Mortgage Trust, dated December 27, 2024 and recorded in the Worcester County ( South) District Registry of Deeds in Book 71625 at Page 40 thereafter assigned to: RTL REO LLC, dated May 13, 2025 and recorded in the Worcester County ( South ) District Registry of Deeds in Book 72032 at Page 291of which mortgage the undersigned is the present holder for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 2:00 P.M. on November 28, 2025 at the mortgaged premises located at 718 Main Street, Southbridge, MA 01550 all and singular the premises described in said mortgage, To wit:
Certain Real Estate situated in the Town of Southbridge , Worcester County, Massachusetts, bounded and described as follows:
The land in Southbridge , Worcester County , Massachusetts with the buildings thereon situated on the northerly side of Main Street ,in the Village of Globe Village, bounded and described as follows:
BEGINNING at a stone bound on the northerly side of Main Street;
THENCE Northerly 47.9 feet to a concrete bound set in the ground;
THENCE Easterly 2.45 feet to a concrete bound set in the ground;
THENCE Northerly 29.1 feet to a concrete bound set in the ground.
THENCE northeasterly in a line parallel with the fence on a retaining wall and one foot westerly therefrom about 232.6 feet to a stake in the ground or near the corner of two fences, all the aforesaid lines are by land now or formerly of the Hamilton Woolen Company;
THENCE southeasterly by land now or formerly of said Company about 115.3 feet by a fence to a corner thereof;
THENCE southwesterly about 258 feet by a fence to the northerly line of Main Street at a point 22.7 feet easterly of a stone bound on the northerly line of Main Street;
THENCE westerly 22.7 feet to the last-named bound;
THENCE westerly by said Main Street about 75.5 feet to the bound at the point of beginning
TERMS OF SALE: A deposit of Ten Thousand Dollars ($ 10,000.00) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. High bidder to sign written memorandum of sale upon acceptance of the high bid. The balance of the purchase price is to be paid by certified or bank check at Philip L. Eiker, PLLC, P.O. Box 1241, Patagonia, AZ 85624 within thirty (30) days from the date of the sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
