NOTICE OF MORTGAGE FORECLOSURE SALE
MONTGOMERY COUNTY, ALABAMA
Default having been made in the terms of that certain Mortgage executed by Shernell Boyd, an unmarried woman, as Mortgagor, on the 5th day of January, 2024, to Mortgage Electronic Registration Systems, Inc., as nominee for Synovus Bank (“Synovus” or “Mortgagee”), as recorded in REAL Book 6073, Page 638 in the office of the Probate Judge of Montgomery County, Alabama, as assigned to Synovus via the Assignment of Mortgage dated October 23, 2025 and recorded in REAL Book 6374, Page 480 in the office of the Probate Judge of Montgomery County, Alabama (collectively, the “Mortgage”); Synovus, by reason of such default, having declared all of the indebtedness secured by said Mortgage due and payable, and such default continuing, notice is hereby given, that acting under the power of sale contained in said Mortgage, Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door in Montgomery County, Alabama, during the legal hours of sale on December 5, 2025, the following described real and personal property situated in Montgomery County, Alabama, to-wit:
Lot 24, Block 23, according to the Map of Montgomery East Plat No. 7, as the same appears of record in the Office of the Judge of Probate of Montgomery County, Alabama, in Plat Book 23, at Page 92.
Said property will be sold subject to all liens, encumbrances, unpaid real estate ad valorem taxes and governmental assessments and to all prior restrictions, rights-of-way, and easements appearing of record prior to the date of the Mortgage and those appearing after the date of the Mortgage and consented to by Synovus.
The Mortgagee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation.
This property will be sold on an “as is, where is” basis, without warranty or recourse, expressed or implied as to title, use, and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto. The successful bidder must present certified funds in the amount of the winning bid at the time and place of sale.
Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances. This sale is made for the purpose of paying the indebtedness secured by said Mortgage, as well as the expenses of foreclosure.
