NOTICE OF SALE NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE Premises: 12 Oakridge Drive, Saugus, MA 01906 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Marc Orlandella to Washington Mutual Bank, FA, dated January 28, 2005, and recorded with the Essex County (Southern District) Registry of Deeds in Book 23942 at Page 32, of which mortgage the undersigned is the present holder by assignment, by an assignment of mortgage from The Federal Deposit Insurance Corporation, as Receiver of Washington Mutual Bank f/k/a Washington Mutual Bank, FA to JPMorgan Chase Bank, National Association, dated May 21, 2014, and recorded with said Registry in Book 33317 at Page 466, and by an assignment of mortgage from JPMorgan Chase Bank, National Association to U.S. Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust, dated May 21, 2014, and recorded with said Registry in Book 33324 at Page 384, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 11:00 o’clock A.M. on the 24th day of November, 2025 at the mortgaged premises located at 12 Oakridge Drive, Saugus, MA 01906, Essex County, Massachusetts, all and singular the premises described in said mortgage, To wit: The land and buildings in Saugus, Essex County, Massachusetts, being shown as Lot #5 on a plan entitled “Forest Highland Subdivision of Land, Saugus, Massachusetts for Procopio Construction Co. prepared by Carter and Towers Engineering Corporation February 09, 1980 and recorded in Plan Book 165, Plan 61 more particularly described as follows: NORTHWESTERLY: by Oakridge Drive one hundred (100.00) feet; SOUTHWESTERLY: by Lot 6 as shown on said plan two hundred seventy three and 36/100 (273.36) feet; SOUTHERLY: by land now or formerly of Procopio, one hundred fifteen feet (115.00) feet; NORTHEASTERLY: by Lot 4 as shown on said plan three hundred fourteen and 64/100 (314.64) feet. Containing 30,415 square feet of land according to said plan. Together with right to use Oakridge Drive and other private ways as shown on said plan for all purposes for which ways are commonly used in the Town of Saugus. The Grantor hereby reserves until itself, its successors and assigns, the fee in the street and ways abutting said lot. Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
