NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 4 Silverwood Road, Pembroke, MA 02359
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Leanne Riccio to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Santander Bank, N.A., and now held by Santander Bank, N.A., said mortgage dated April 26, 2018 and filed in the Plymouth County Registry District of the Land Court as Document No.: 770953 and noted on Certificate of Title No.: 126702, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Santander Bank, N.A. its successors and assigns to Santander Bank, NA by assignment dated March 21, 2024 and filed with Plymouth County Registry District of the Land Court as Document No.: 850607 and noted on Certificate of Title No.: 126702; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 4, 2025 at 09:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land situate in Pembroke, in the County of Plymouth and said Commonwealth, described as follows:
Lot 179, as shown on a plan of land entitled "Comprehensive Permit Lotting Plans Assessors Map F4 Lot 34-Birch Street & Archer Avenue-Pembroke, Massachusetts" dated November 30, 2016 and filed with the Plymouth County Registry District of the Land Court as Land Court Plan Number 32145-I (hereinafter, the "Plan").
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated April 26, 2018 and registered with the Plymouth County Registry District of the Land Court as Document No.: 770952 and noted on Certificate of Title No.: 126702.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
Said auction is subject to the restrictions set forth in the Affordable Housing Restriction appended to the Deed filed in the Plymouth County Registry District of the Land Court as Document No. 770952 as to purchaser eligibility.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
